We use coconut oil, it's the best that we've found for anal. Not sure how it would work with condoms though, if you try it make sure you get 100% coconut oil, some brands have other things mixed in and you don't want that.

I've tried cocnut oil and it does work great for massage and anal but it stained the sheets and the stains just would not come out.
